Self Build and Custom Housebuilding Register

Bassetlaw District Council supports innovative solutions which deliver new homes in the district.

As required by the Self-Build and Custom Housebuilding Act 2015, and Self-build and Custom Housebuilding (Register) Regulations 2016, Bassetlaw District Council holds a register of individuals, and associations of individuals, who are seeking to acquire serviced plots of land in the district, to build a dwelling to occupy as their home. 

You do not need to be on the register to carry out a self-build or custom build project. You can still find a site, apply for planning permission and build it yourself as normal. Neither does being on the register mean that the council is obliged to find you a site for your project.

The register will provide evidence for the council of the demand for self-build and custom builds in the district and will inform delivery of the council’s Local Plan, the production of housing strategies and when disposing of land.

Planning Applications

For relevant planning applications we use the Register to provide information on the likely demand for serviced plots for custom or self-build on housing. This will be taken into consideration when determining planning applications for self and custom housing.

Bassetlaw Local Plan

The adopted Local Plan contains planning policies which promote self and custom build development proposals in the district. 

CIL Exemption

Custom and self build housing is exempt from the Community Infrastructure Levy (CIL) that is normally charged when planning permission is granted for a new dwelling.

There are many online resources available to advise you further. The Self Build Portal is informative, but a simple online search for 'custom and self build' would offer a range of sources.
