Rents for homes owned and operated by Bassetlaw District Council will rise in line with the Government's National Social Rent Policy, which applies to all social housing providers across England.
Cabinet members met on Tuesday 6th January 2026 to approve a rent increase of 4.8% for its 6,504 council homes to help meet demand for services and repairs, the Decent Homes Standards and further investment in tenants' homes.
Every penny received from tenants rent funds housing services. Last year over £15.7 million pounds was re-invested into the housing stock and services to tenants including providing decent homes which includes installing new kitchens, bathrooms and central heating, making sure tenants homes are safe and meet the requirements of Awaab’s Law, and ensuring our estates are kept clean, tidy and up to date.
Rents will rise from 1st April 2026 with the lowest change in rent being an increase of £2.89 per week for a small property and the highest an increase of £6.46 per week for a larger property.
As a comparison, the average rent for a typical two bed property owned and managed by Bassetlaw District Council per month would be (98.54 per week) £427 per month, this compares to an average private rent per month of £643*.
The majority of tenants (76%) will be less affected as housing benefits or universal credit will rise in line with CPI.
Cllr Lynne Schuller, Cabinet Member for Housing and Estates said: “Every penny received from tenants’ rent helps fund housing services including repairs, modernising services, and making improvements to housing and estates.
“We want to continue to improve the quality and efficiency of our tenants' homes by replacing aging housing, improving repairs, reducing the number of empty Council properties and ensuring that the Council continuously meets the Social Housing Regulator’s Consumer Standards.”
All Council tenant’s individual rents will be confirmed by letter before the end of February on how much to pay, what to do if you receive Universal Credit or Housing Benefit and where to get support.
