Job Purpose: To be responsible for the delivery of an efficient and effective void management service.
Key Responsibilities:
- To co-ordinate and act as the central point of contact for the management and maintenance of void Council properties, ensuring that contractual arrangements of external contractors are fully adhered to.
- To lead, direct and support employees involved in the management of void properties.
- To ensure that all void repairs are completed within set target times, within budgetary limitations, meet statutory obligations and are to current lettable standards and policy.
- To ensure that sub-contractors and other parties and who have involvement with the voids process are monitored ensuring an efficient void process
- Take responsibility for effective service delivery and management of change, ensuring best practice and consistency of approach within available resources. This includes setting standards, implementing service improvements and developments and dealing with complaints.
- To assist in the effective procurement and tender evaluation of external contractors, sub-contractors and suppliers ensuring compliance with the Council’s Contract Procedure Rules and Standing Orders, including ensuring that all contractors and subcontractors supply any required professional and legal documentation.
- To undertake site visits where necessary, including carrying out quality checks on work carried out by the voids contractor and produce performance management, progress and corrective action reports as required.
- Participate in the introduction, maintenance and development of new systems, including computer based, aimed at securing improvements in service delivery.
- Undertake Contractor Performance Meetings, reporting on KPI data presenting detail, and agreeing corrective actions where required.
- Ensure that value for money is achieved when awarding work to third party contractors
- Engage with tenant voids inspectors, monitoring quality and cost of voids, ensuring a high level of customer satisfaction
- Assist in investigating customer complaints in relation to the service, so a comprehensive response can be provided
The post holder is required to carry out any other duties appropriate for the grade and responsibility level of the post. The post holder will be required to comply with relevant legislation and in accordance with the Council’s policies and procedures.
The post holder will be employed under the NJC Conditions of Service for Local Government Services.
