Housing Grants

Grants and Other Assistance

Bassetlaw District Council has money available to help you carry out repairs to your property. This assistance is available at the discretion of the Council to assist owner-occupier's and certain tenants to undertake large scale renovation and relatively minor repairs to their home.  

Mandatory grants and discretionary assistance is also available to help the disabled within the community to carry out adaptations to their homes.  Works carried out under these schemes are designed to support people managing disability and to enable them to remain in the community.

Definitions

Mandatory – is where a local authority is obliged through legislation to provide grant aid to all applicants properly entitled to such assistance.

 

Discretionary –  is where assistance is given under the local authority’s policy.

Renovation Assistance

Renovation Assistance is available for major repairs to properties over 10 years old.  This can include structural repairs, re-roofing, damp proof course, lack of amenities etc up to a maximum of £20,000. In each case the works must be approved by the Council prior to any works being started. All applicants are means tested and conditions apply which may in certain circumstances require repayment of the loan including interest.

 

Who Can Apply:

 

Owner occupiers who have lived in the property for three years or first time owners.  This must be your only or main residence.  

 

Priority

 

Priority is given to housing located in designated Housing Investment Areas these are currently:-

  • John Street area of Worksop
  • Albert Road area of Retford
  • Portland Road, Nether Langwith
  • Cheapside, Worksop
  • Artillery Terrace, Retford
  • Manton/Manton Villas, Worksop

 

All other applications are prioritised on the basis of the nature of the works and the applicant’s circumstances.

Home Repair Assistance

Home Repair Assistance is available for small works of repair, for example, windows, doors, rainwater systems, rewiring etc on dwellings over 10 years old.  You are eligible to apply for assistance up to a maximum of £5,000. Conditions apply which may in certain circumstances require repayment of the loan including interest.

 

Who Can Apply:

 

Owner occupiers and tenant’s (with a repairing obligation) who live in the property as their only or main residence.  Applicant’s must be over 18 yrs of age and be in receipt of one of the following benefits:

  • Disability Working Allowance
  • Council Tax Benefit (not single occupancy discount)
  • Housing Benefit
  • Income Support
  • Income-based Jobseeker’s Allowance
  • Working Tax Credit
  • Pension Credit (Guarantee Credit)

Assistance for Landlords

Landlords providing accommodation in the private sector may be entitled to assistance in respect of works to:

Houses in Multiple Occupation - Fire Safety

Assistance in the form of a loan is available to Landlords who are the owners of houses in multiple occupation and flats designated and registered for this usage prior to 1 December 1996.  Eligible works will be identified in the Notice served by the District Council.

 

Assistance to Landlords is repayable (which may include interest) where conditions as to occupation are not met.

Empty Properties

Empty homes that have been vacant for 6 months or more and located within Housing Investment Areas may be entitled to assistance up to a maximum value of £10,000.
This assistance is available to pay for works necessary to make the property habitable and fit for occupation.  Outside the Housing Investment Areas the maximum payment would be £5000 toward the cost of such works.

 

Landlords benefiting under this scheme may be required to let the dwelling to tenants nominated by Bassetlaw District Council.  Conditions apply which may require repayment of the loan including interest.

Mandatory Disabled Facilities Grant

This is a NON REPAYABLE grant up to a maximum of £25,000.   The Occupational Therapy Team, Nottinghamshire County Council will make an assessment of your needs and will advise us of the mandatory works that are necessary for you to remain in your own home.

 

The Council cannot refuse to accept your application for the recommended works.

 

The grant is means tested, however there are no requirements to make repayment.  Certain tenants, owner-occupiers or landlords acting on the behalf of a disabled person may make an application.

Non Mandatory Disabled Facilities Assistance

This is discretionary and may be made available to help meet the cost of adaptations that do not meet the criteria for a mandatory disabled facilities grant. It could also be offered to help meet the cost of moving to a more suitable home where the adaptations of the existing dwelling can not be considered appropriate.

 

Certain tenants, owner-occupiers or landlords acting on the behalf of a disabled person may make an application.

 

The grant is means tested and conditions of future occupation do apply.  Repayment may be demanded in the event of the conditions being breached.

Agency Service

The Council offer an Agency Service to all eligible applicants. The Agency Service provides help with forms, obtaining all necessary estimates, approvals and oversees the works from start to completion.
