Planning Policy
The Policy Team is principally responsible for
formulating land use planning policy as it applies to Bassetlaw and
ensuring that it is implemented in practice. In addition the
unit monitors development trends and assesses the effectiveness of
planning policy on shaping the local environment. Current
planning policies are set out in the Bassetlaw Local Plan and are
compatible with the County Structure Plan, prepared by
Nottinghamshire County Council.
The Policy Team is currently producing new
planning policy documents under the Local
Development Framework. Once adopted these documents will
have the same weight as the present Local Plan when planning
applications are assessed.
Bassetlaw’s future housing
development
The final Strategic Housing Land
Availability Assessment (SHLAA) is now available. The
SHLAA identifies and assesses the development potential of
possible sites for future housing development. The
document will form part of the evidence base used to
inform the development of the District’s Local Development
Framework (LDF).
The SHLAA is an ongoing process and there is
still the opportunity for landowners, agents and other interested
parties to register
their interest with the study or to put a site forward for
consideration in the next round of assessments. The next
round of assessments are underway and the area of search (see
Methodology) has been increased to
reflect the settlement hierarchy in the emerging Core Strategy. It will now include the
following settlements: Beckingham, Blyth, Carlton in Lindrick,
Clarborough, Cuckney, Dunham, East Markham, Elkesley, Everton,
Gamston, Gringley on the Hill, Langold, Lound, Harworth Bircotes,
Hayton, Mattersey, Misson, Misterton, Nether Langwith, North
Leverton, North Wheatley, Rampton, Ranskill, Retford, South
Wheatley, Sturton-le-Steeple, Sutton, Tuxford, Walkeringham and
Worksop.
Affordable housing
provision
In 2008 Cabinet agreed a report by the Acting Head of
Community Services concerning the findings of a recent Strategic
Housing Market Assessment, which ,contained a recommendation to
revise the Council’s affordable Housing target to refer to the need
to provide a minimum of 30% social rented properties on sites over
15 dwellings. Further details of this new approach can be found on
the leaflet attached.
Along with the Structure Plan, Nottinghamshire
County Council is responsible for preparing specialist Local
Plans on Minerals and Waste, applicable to the Bassetlaw area.
Planning policy developed by both Bassetlaw
District Council and Nottinghamshire County Council must also
comply with the East Midland Regional
Assembly’s Regional Spatial Strategy (RSS8).
