Grants and Other Assistance
Bassetlaw District Council has funding available to help you
carry out repairs to your property. This assistance is
discretionary and is available to assist owner-occupiers, landlords
and certain tenants to undertake renovation works to their homes to
meet the Governments Decent Homes Standard. Housing Grants Service

Mandatory Grants and Discretionary Assistance is also available
to help the disabled within the community to carry out adaptations
to their homes. Works carried out under these schemes are designed
to support people managing disability and to enable them to remain
in the community.
All grants are means tested and aimed at those individuals or
families who are considered to be vulnerable

Housing Strategy
Definitions
Discretionary is where assistance is given under the local
authority’s policy.
Mandatory is where a local authority is obliged through
legislation to provide grant aid to all applicants properly
entitled to such assistance.
Vulnerable households has been defined for the purposes of the
Decent Homes Standard as those in receipt of at least one of the
principal means tested or disability related benefits. A
comprehensive list of the qualifying benefits appears in the

Warm Front Top Up Grants
A top up grant is available when an application for a Warm Front
government funded initiative grant exceeds the limit. You may apply
for the difference in the cost up to a maximum of £5,000.
This grant is Non-Repayable.
Who Can Apply
Owner-occupiers and certain tenants who live in the property as
their only or main residence. To qualify, the applicant must
receive a qualifying benefit:-
- Income Support
- Guarantee Credit (part of Pension Credit)
- Council Tax Benefit
- Housing Benefit
- Working Tax Credit
- Income-based Job-seeker’s Allowance
- Income-based Employment and Support Allowance
Decent Homes Grants
Decent Homes Grants are available for major repairs to
properties that are over 10 years old.
This may include structural repairs, re-roofing, new windows,
damp proof course, amenities, etc up to a maximum of £30,000. In
each case the works must be approved by the Council
prior to any works being started.
All applicants are means tested and grants are being targeted at
those individuals or families who are considered to be
vulnerable.
Conditions apply which may require repayment of the loan if the
property is sold.
Decent Homes Grants
Who Can Apply
Vulnerable owner-occupiers and qualifying tenants who have lived
in the property for three years and where it is their only or main
residence, and private landlords.
Assistance for Landlords
Other than the Decent Homes Grant as mentioned above, landlords
providing accommodation in the private sector may be entitled to
assistance in respect of the following works.
Repairs Grants (Landlords)
Repair Grants are available to pay for works necessary to make
the property habitable and fit for occupation. This assistance is
available up to a maximum value of £10,000.
Conditions apply which require repayment of the loan.
Repayment conditions.
The grant may also be made available for the following works
- the conversion of dwellings or other buildings
- the provision of fire precautions or means of escape
(HMO)
- such other circumstances as the Council sees fit.
Who Can Apply
Landlords of properties that have been vacant for 6 months or
more.
Common Parts Assistance Grants
Works eligible for consideration relate to the common areas of a
building containing flats occupied by persons where the
accommodation is their only or main residence. The maximum grant is
£10,000 per property.
Who Can Apply
There can be a landlord’s common parts application or a
owners/tenant’s common parts application. Application

Mandatory Disabled Facilities Grant
This is a Non-Repayable grant up to a
maximum of £30,000.
The Occupational Therapy Team, Nottinghamshire County Council
will assess what adaptations best suit your needs and will advise
us of the mandatory works that are necessary for you to remain in
your own home. The disabled facilities

The grant is means tested, and is based on the disabled person’s
financial circumstances.
Who Can Apply
Certain tenants, owner-occupiers or landlords acting on the
behalf of a disabled person may make an application.
Non-Mandatory Disabled Facilities Assistance
This is discretionary and may be available to help meet the cost
of adaptations that do not meet the criteria for a mandatory
disabled facilities grant. It could also be offered to help meet
the cost of moving to a more suitable home where the adaptations of
the existing dwelling cannot be considered appropriate.
This grant is means tested and is based on the disabled person’s
financial circumstances. Conditions of future occupation do apply
and repayment may be demanded in the event of the conditions being

Who Can Apply
Owner-occupiers or landlords acting on the behalf of a disabled
person may make an application. Certain tenants may also make an
application.
Agency Service
The Council offer an Agency Service to all eligible
applicants.
This is a full professional service helping with the completion
of forms, obtaining all necessary quotations, approving the grants
and supervising the works.
A Non-Repayable fee is charged, but this
is included as part of the grant.
