What is an Official Local Authority Search?

You will require an Official Local Land Charges Search whenever a property is sold, purchased, leased or re-mortgaged. This will reveal any information relevant to the property that may contain charges, restrictions and obligations enforceable against the property / land. These include:-

Note:- * A Con29 is the Official  Enquiry Search Form that is compiled of standard set questions by the Law Society. The Official Search is certified by the Council and the Land Charges Act 1975. The search is completed by trained Council staff and contains information regarding Planning Permissions, Tree Preservation Orders, Listed Buildings, Road Agreements and Schemes to name a few. All of which is vital information whether you are buying or selling a house.

 

A search of the Local Land Charges Register can be conducted either in person or by the submission of a written request on a LLC 1 Form, either by post or electronically through one of the channels supporting the NLIS hub (National Land Information Service).

Standard Search (Postal) = £101.00

Standard Search (NLIS) = £99.00

LLC1 Form (Postal) = £25.00

LLC1 Form (NLIS) = £23.00

Con 29 Form only (Postal or NLIS) = £76.00

Part II Enquiries (Except Q22) = £10.00 each

Part II Question 22 = £14.00

Any Part II Question without a Con 29 part = £10.00 admin fee

Solicitors own Questions = £20.00 each

Additional Parcels of land = £18.00 each
