Strategic Housing Market Assessment

Housing Market Area (HMA)

The Investment Plan for the HMA which covers North Derbyshire and Bassetlaw, will set out the investment required to deliver our vision and economic purpose. In doing this it will identify the needs to be addressed based on robust evidence from existing regional and local strategies. It will include objectives, outputs and outcomes that are expected from our interventions.

 

In addition to priorities for housing, regeneration and infrastructure (physical and social), it will also include assumptions on how affordable housing will be funded, how the Decent Homes Standard is to be achieved, priorities for housing specific groups of people with support needs and for vulnerable people, growth and market renewal areas. The plan is likely to cover a 10 year period.

 

In September 2007 Fordham Research Ltd completed a Strategic Housing Market Assessment covering seven Local Authority Areas in the Northern area of the East Midlands. The Authorities covered were Bassetlaw, Ashfield, Mansfield, Newark & Sherwood, Bolsover, Chesterfield and North East Derbyshire.

 

The Strategic Housing Market Assessment sets out a framework allowing local Authorities to develop a good understanding of how Housing Markets operate in their area.  It assesses Housing Need and Demand, and informs Local Development Frameworks, as well as Regional Spatial Strategy Planning.

 

Four documents arising from the research undertaken by Fordham can be found below. 

These are as follows:-

 

    This deals primarily with the Bassetlaw Area.

 

This covers four local Authorities Areas of Bassetlaw, Chesterfield, Bolsover and North East Derbyshire (the Northern HMA).  These Local Authorities are seen as having close links to the Sheffield City Region and their Housing Markets are seen to be significantly influenced by this region.  The four Local Authorities in the Northern HMA are working together in partnership with the Sheffield City Region on a range of issues to ensure future housing development meets housing needs of both local communities as well as the region as an entity.

 

This report covers all of the research undertaken by Fordham including the four Authorities in the Northern  HMA (Bassetlaw, Chesterfield, Bolsover and NE Derbyshire) as well as the three Authorities in the Nottingham Outer HMA (Ashfield, Mansfield and Newark and Sherwood).   As well as taking into account the influence of the Sheffield City Region the report also takes account of the influence of other major cities in the region (i.e. Nottingham and Derby), which for Bassetlaw have far less impact than the settlements in South Yorkshire.

 

 

The department is aware that this document is now 3 years old and market conditions are forever changing, it is anticipated that the Strategic Group will be looking to conduct a further Assessment.
